Your road map baseline is the 2020-3 version, and the latest regional map is 2020-4. It sounds like you're not getting the OTA map updates, as the Texas portion, I'm pretty sure must have been updated since 2020! Generally, there's a quarterly update, and right now, for my region, I'm on 2022-2.
The baseline map doesn't get updated, only the regional ones. Since that date, they're rearranged the regions a bit. You might want to go onto the BMWUSA website, log in to your garage, and select your home region...it MIGHT trigger an update. If that doesn't happen in the following week (assuming you drive the thing), you might want to talk to the service center. You could also try clicking on UPDATE on the nav screen. I think you might need to hit the options button next to the controller when on the map page.
