Definitely do not need new cabinets to me. I see it the way you said in your post. They are not broken / falling apart and I am not convinced we will see a return on an investment in new cabinets. They are (I guess) builder grade particle board, with all wood doors and drawers. However, they are yellow-ish oak (a little of which could use a refinish) my wife has not really liked since we bought the house 18 years ago. We could also use more functional drawers and more storage but donít need it. Iíd rather let the next owners pick exactly what the want and leave me out of it.
