I'm assuming that the top layer of wood is covered in a urethane finish. It's that finish that you're walking on. If ANYTHING, you might screen the floors (sanding machine, but no sand paper. Just to scuff up the existing finish.) and apply new finish. But that's about it. People live on wood floors with full families and dogs for 20 years before having to screen and reapply a new urethane finish.
Not sure how it works in the north pole, but here, the warranties given out with wood floors are based on how long they believe the finish will hold up. So if you're buying a 20 year warranty wood, the manufacture is hedging their bets that the finish will hold up under normal foot traffic for at least 20 years.
