These, I'd also add
4) Lead the convo with benefit to them.
5) Ask for the sale - or close it. - This can also prevent buyers from backing out as easily.
Some good tie-ins to do this that force people into agreeing is words like "Sound good?", and of course advise how it's a win in more ways than one for your customer.
