Yes, you are right, that cash down includes all of them. I used lease hacker calculator, the number looks higher than what in the contract. Probably because I paid the lease protection upfront. The financial manager did struggle a little bit to put the number correctly to make it go through the system.

Any thoughts on November incentives. My dealer will allow me to let mine sit for the remainder of October (hasn't landed but end of month is possible). There has to be something better next month right? Right???🤦🏻*♂️

You would hope so but according to Cars.com there are over two thousand 2019s still out there on dealer's lots. Not sure sure at what level BMW will start wanting to push the next model year.

It was not in NC but in Evans GA, or Taylor BMW. I just spoke with the same rep and here's the deal he presented, which I declined almost immediately

MSRP: 73870
Discount: 7300

Last few days before end of the month might have something to do with it i guess.
There were other dealerships willing to do 12% or more off of MSRP on 2019 as long as you buy/lease One from the lot. Flexibility is also very important. I did not want Night Vision ($2300 option)) but it had pretty much everything else i wanted.

That dealer has a beautifully Arctic Grey w/Ivory White equipped 2019 X5 (MSRP 73K) and I thought I'd at least get it in the mid 7's as a lease when I was hoping for 17% off MSRP but didn't even come close. Asking me to place MSDs to bring it down by $50/month

I've given up on an X5 for now. Will look at other SUVs, primarily Mercedes GLE since I can for sure get 12% off MSRP without batting an eye

MSD is highly recommended when leasing. It is refunded at the end of lease.Putting money (down payment) up front to lower your monthly payment is not recommended because in the event your vehicle get stolen or totaled you will not get your money back. There is a thread where members have explained this better than i have. Even if you get 15% off of MSRP your payment should be in mid $700 without incl. BMW CCA. That is with 15000/36

I understand how MSDs work and how down payments overall work. And I agree that at 15% MSRP, the price should be in the mid 7's but no one has come close. Either all of the deals posted here are unicorns or just false...

Sir, This is the second time you have accused me of making false statement One in comment above and One by PM. I have tried to accommodate your request to best of my ability.
What would i have to gain by falsifying how much monthly payment I'm paying for Freaking Car? As i see it whatever amount I am paying it still come out of my own pocket.

I am mechanically illiterate. This forum has been very helpful to me. It has educated me about automotive in general.

Car price Negotiations that's where I'm better then most or that's what I like to believe and that's where i try to make my contribution and hopefully help fellow forum members.

Putting money down on a lease is no different than putting money down when financing. Should the vehicle get totaled/stolen, the lessor will get paid first and should the insurance pay out be higher than the lease payoff then the rest of the money goes to the lessee.

That said, generally putting a down payment on a lease is not the best financial decision although in some cases it does make sense.

I finally negotiated 5% off MSRP from the dealer, before manufacturer incentives, for a 2020 X5 40i on factory order. This is for southern Michigan. I know that’s not earth shattering but it’s much better than the other BMW across town *cough* Bloomfield *cough* who was offering 0% off MSRP. That other dealership was very smug with their stance so I’m ultimately glad to not give them my business.

Being in Southern Michigan, would it have made sense for you to consider dealers in the Chicagoland area? You likely would have been able to get a better deal (in the ballpark of 8-10% off).

Maybe. But the car isn’t for me. It’s actually for my brother. I did the research/negotiating for him while I was visiting in Detroit, because he’s not a car person. I might travel the distance for a good deal but he likely wouldn’t.
