I'm still searching - got a couple of weeks before I fly out of the country for a bit

I'm looking for an M-Sport, and the best 'lease' price I've got so far is $884 for a 72K ish MSRP

Which is tough because reading on leasehackr I can see that people are getting in the low 700s



And then you see someone getting 12.9% off an ordered 2020

This seems extremely rare and I'd doubt the same dealer would be willing to do this for every buyer. I'm guessing maybe they really needed that one sale to hit their target to get the bonus from BMWNA for the month.

I'm in the market and would be very happy if I can get 11%

Not sure what numbers you plugged into lease hacker but nobody with mid 70k msport X5 is getting monthly payments in low 700's unless they put an enormous amount of money down up front, or they are simply not being honest.

Would also like to know. Doing a custom ‘20 X5 40i order now and I haven’t been impressed with discounts yet but I’m early in the negotiations. Would be interested in figuring out which dealers to target since I’m also doing PCD.

You guys need to go to states that have high competition... New Jersey, Maryland, New York, Georgia, etc. All of them have high volume dealers that can get aggressive.

The beauty of BMW dealer network is, they don't bombard you with emails like Hyundai's so once you tell them your expectation the ones that don't want to compete will quickly tell you no and you can move on without getting 20 emails next week. So just go email away... you don't need to go in or call each one.

Congrats, it's nice that 50i gets an extra $1K incentive. I rememeber doing the math, the extra equipment is like 5-6K, making the 40i and 50i difference to be really about $10K for the powertrain upgrade. With extra $1K incentive, it narrows down to 9k!

Definitely going to have to move out of the local market.

I'm also offended that a dealer with whom I've been 100% loyal (all my BMWs purchased/leased from them, 7 total) just gave me a flat "no" on 10% off, not even a counteroffer.

Can anyone tell me what a reasonable discount off MSRP would be on a 2020 X5 40i xdrive 36 month lease. Only one dealer within 50 miles in my area so not expecting much. Right now they're offering me 5% off the MSRP of a car that I ordered that is already at the dealership. Thanks!!

A reasonable discount % off is subjective. Members have negotiated up to 10% off MSRP (more than 10% are unicorns) before any incentives which depends on many factors from your relationship with a dealer, how you go about getting multiple dealers to compete for you business, your negotiation skills, where you live, time of year etc.

Getting back to your question, anywhere from 7 to 8% off is reasonable. More than 9%, you're gotta have to work it - sometimes that means going out of state for that deal.

Going to set some expectations for forum members fishing for deals - no dealer is not going to offer you 9-10% right at the start.

My only advise is if you're in the market - know what you want, how much it costs, what incentives are available and go in knowing your💩. Know the basics of leasing or financing - there's so many resources out the web - Edmunds, Leasehackr, this forum.

The more you know, the more leverage you have going into negotiations and getting that unicorn deal.

The pushback I'm getting is they're telling me cost is a 6% mark up I've heard otherwise what is my response to that? Then they start saying they can't take a hit on the car... just playing games with me?

Dealer holdback cash is around 3% I believe, so they're not technically taking a hit until you start getting into the 10% off range.

But besides that, I also had dealers tell me cost is at 6% and that they can't take a hit. In my mind, it's not my concern if your cost is 6%, I know what others have gotten and I'm looking for something similar. If this dealer doesn't want to meet me there, then it's on to the next dealer.

Discounts are regional so in some areas 7% will be a very good deal with the average being under 5%, in other areas 7% may be on the low end of the spectrum. I would worry less about what others are getting nationwide and shop 3 or 4 dealers in your region and see what the best deal can be.

Hey your information was total GOLD. I literally took your advice and asked for 12% off MSRP BEFORE incentives and got one to bite that is a bigger seller in one of the markets you mentioned in the past.

So that being said 12% off MSRP before incentives only makes me wonder what more I could have gotten. This deal sounds like a unicorn for a 2020 x5 AWD BRAND NEW
and literally he told me to pick any in stock to do that deal.

This almost sounds too good?

What state was this? I noticed doc fee being such a big variable, it could be basically 1% of MSRP in many cases.

I have never owned a BMW before. Are there other incentives going on right now that i should be aware of? Is there some type of membership I should join now before moving forward with additional discounts which i honestly am clueless about.

THANK YOU!!! Im guessing membership runs about 100 bucks for 3 years.


Now that I have a 6 hour drive waiting for me potentially not sure what my next move is. Do i call more in state BMW dealers to see if they price match or is 12% off MSRP before incentives insane for a 2020x5 NEW ?
