First, I would remove your PDF attachment and obscure/hide your personal information - home address, phone numbers.

From a discount standpoint, you're getting 9% off MSRP less 50 cents (not bad) + $1250 Loyalty. 56% residual.

Assuming $8800 are your 7 MSDs. (Refundable multiple security deposits)

Looks like you're rolling in your taxes for a "zero-drive off" lease and guessing your MF is marked up above 0.00128 rate which is the only red flag I can see. Also apologies not great on how TX handles sales tax etc.

Overall seems okie dokie with September rates. You have the option to switch to October rates if it improves since your delivery, I'm assuming, will be in that time frame.

I ask the dealership about what MF they gave me before applying the MSD's, and they said 0.00128. Any other way to corroborate the veracity of this?.

What do you guys think needs to happen to get the monthly payment in the low $900? I don't know if I can get them to give me a bigger discount.

Download Leasematic App and play with it, you can figure out what the payments should be with it if they give you the base MF.

Leasehacker has a good calculator including MSD calculations.

https://leasehackr.com/calculator

Someone posted how to calculate the MSD amount but their post was not accurate/clear. The MSD amount is based on the payment after the MSD rate reduction is applied, not sure the post pointed that out.

I have been fooling around with your numbers and can't come up to what they are calculating but am only off $2 a month assuming that you are rolling the tax into the lease and the rate is 6.25%.

From what I can tell, you are getting the base MF of .00128 and the reduction for the MSDs.

The security deposit amount is not correct, it should be $7,700 not $8,800. Your cash due at signing would be $1,100 less than they show.

Here is the link to the lease calculator. I calculated the tax and added it to the sales price in order to put it into the lease. You should be able to get your calculations and the dealer's to match.

https://leasehackr.com/calculator?ma...Tax_radio=true

You obviously could get your payment down to $900 by putting some cash down (about 6k) on the lease but that would not be the best course of action in my opinion.

Sales taxes in Texas are 8.25% and they are rolled into the total cost of the transaction.

Interesting, I was under the impression that in Texas vehicle purchases are exempt from sales tax and instead subject to a vehicle tax of 6.25. Maybe that changed or had incorrect information. If you are correct then the price they are giving you is quite a bit lower than I would think it should be.

I checked a few sites and the vehicle sales tax in Texas is 6.25%. I also found that they tax after incentives and rebates so making that change my calculations equal your dealer's. You are getting base MF and the MSDs are being applied correctly. You just need them to correct the security deposit amount.

Here are the updated calcs. https://leasehackr.com/calculator?ma...Tax_radio=true

Thank you so much Turtle Boy and everyone else for the clarification. So what I will have to bring to the negotiation table would be the following amounts, correct?

Security Deposit: $7,700
1st Payment: $1069.50
Upfront Charge: $341.25
Acquisition Fee: $925

They have the acquisition fee rolled into the lease. The cash due at signing would be $9,110.75.

If you wanted to pay the acquisition fee upfront then your monthly payment would be $1,043 and your security deposit would be $7,350. Your due at signing would be about $9,659.25.

TurtleBoy, I just tell them that they messed up on the security deposit calculation, right? I'm just wondering, how can I argue that! Perhaps I just show them the calculations you did for me???

I don't think they would have any argument. The MSD payment is the payment using the lowered MF rounded up to the nearest 50 multiplied by the number of MSDs. In the case it is 1,100 x 7 = 7,700.

Does anyone have any idea how many percents do the dealership get the demo/loaner cars discounted by BMW?

Getting more than 15% off on demo/loaner X5 seems to be difficult from what I read.

Something doesn't seem right but smarter members than me can chime in. I just don't see how a $65k car can lease out above $800 with $0 down much less what you put down.

For those who don't mind picking left over 2019 from dealer's lot. I negotiated 16.6% off of MSRP $ 93055 incl.$1000 drive event certificate. With 7 MSD and 3%NC sales tax. $499 doc.fee, $76 NC registration fee and few(app.$300) hundred more in other taxes and charges. DAS was $7690. $5950 MSD $499 doc. $76 NC reg.fee First Month Payment of $911.64 plus $253.36 taxes, fees =$7690

I'll get $1000 from BMW CCA .

$911.64 Minus $27.77 = $883.87

This is for a NEW SAV which had 381 miles.
I traded my 2016 X5 35i Msport. However I negotiated price first.
I believe I got fair trade in value considering My local BMW offered $2000 less and carmax offered even less.

Without all of the details of your deal it is not possible to verify the payment but just looking at it in general all seems fine so not sure why others are saying the payment is too high. This is assuming of course that you mean your cash down is including the SD and lease protection and those aren't additional.

Edit: One item to check would be the MSD amount. $7,000 would not be correct for a payment of 932. They need to round up to the nearest $50 and then multiply by the number of MSDs so your security deposit should be $6,650.
