2021 X5M lease numbers

Just got a quote for a 21 X5m comp (122k)
36 months
3100 down
10k miles a year
$1986 a month

Is that normal? Seems super high.
The bmw website has the lease listed at 1530 for a 117k build

yes that number is way too high..

Use lease hacker calculator (its free) or download one of the lease app's like lease matic.. start emailing bunch of dealers and see who will give you best discount.. you should be able to get 10% off MSRP plus all applicable discounts for specific month you're buying.. make sure they apply base MF.

you may also find dealers on lease hackr forums who are very transparent and will cut straight to the chase..

You can find monthly BMW program details on this forum to verify correct MF and Res... from that point plug all attributes into calculator and you should have the number down to the penny. Go to your state website to obtain and plug in exact registration costs, etc..

Its actually quite an easy process and can entirely be done by email.. many dealers have no issues selling to out of state guys and will take care of all the registration details for you / shipping etc..


As others suggested, you also have lease brokers who will do the above for you for a fee if you prefer to be more hands off while still getting a better deal than just walking in and working with a non-transparent dealer who is not willing to give deeper discounts off MSRP.

In closing, right now may not be a right time to be buying due to supply chain shortages that are affecting vehicle inventory accross the board so maybe lay low for next few months until things clear up a bit..there is just way too much demand given very low inventory.. i had to pull dealers teeth the other day to get a silverado 1500 for my brother at MSRP.. everyone wanted 5K over.. same deal on a Sienna i'm helping my dad right now with.. average mark up is 3-4K.. lol.. and these are dime a dozen type cars.. sadly dealers will take advantage of this situation and keep marking up as long as people keep buying..

Fwiw seems like current max discounts for X5m are closer to 5-6% w pretty low inventory. that should be pre whatever meager incentives are out there (I think 1k loyalty only) should result in closer to 1500-1600/month w ttl at signing

Yeah in a tax up front state is prob 6k+, a few months ago you could do 0 drive off for <1500

when looking at lease deals you need to look at the whole deal. Whats the money factor at? is it marked up? what sort of fees are you paying? are those marked up, etc...
right now you will start to see dealers trying to get more for the cars due to the shortage of allocations everyone is starting to see. This creates a low level of inventory which creates a good sellers market but a tough buying market. Either way happy hunting!

The dealer is trying to get you. If they gave me those numbers I would tell them to *&%@ and go work with another dealer. Even if they sold the car to you at MSRP with all options those numbers do not make sense.

Yes but when did you get that deal? I'm in nearly the same boat($1375 a month) but bought back in February. I don't think those deals are still possible at this time
