Yes, the landscape seems to be different from December and even a month or so ago. BMWFS locks are for 60 days, 90 days on the West Coast, so you should be fine.

Judging from numbers I've seen in the thread I suspect I could have negotiated down further. At the end of the day, we hit a number I was comfortable with and I like the dealer, so I didn't have a problem with them making a little extra money on the transaction. I have a week 20 build, so I'm expecting delivery in early June (maybe late May).

I'm in Boston and leased a custom ordered '21 X5 xDrv40i last November. I wound up with an 8% off MSRP deal (11.87% after incentives, not including BMW CCA) at the buy rate. Sounds like you did pretty well given the conditions. Took me some grinding to get to 8% and this is my 6th lease through the same CA!

Money Factor? Residual% for 7.5k for the month of April

Can someone share the lowest money factor rates for X5s.

From SoCal dealers:
Mar 2021 - 0.00086
Apr 2021 - 0.00093

Or is there something lower.

Also, can you share residual% for 7.5k p/y? Or would it be the same as 10k p/y leases

.00093 is the base MF, I think 7.5k is a 10k lease.

The base/lowest MF is 0.00093 for all X5 variants this month (equivalent to about 2.2% apr).

If 7.5k is offered on any car, it is usually +1% of 10k so this month would be 55% on the X5. Just not sure if this mileage is available on X5 programs. Someone recently asked for 7.5 on edmunds forums and they responded with 10k numbers which makes me doubtful.

Base money rate will be the same across models. I've seen some say the money rate can vary by region but can confirm current rate is .00093. You can buy the rate down with MSDs as well so money rate + MSDs can be a nice deal. (.00065) ~1.56%

Looks like $500 lease cash and $1,000 loyalty are the incentives for your area according to autobytel. Of course the $500 PenFed/Military if applicable. The folks on Edmunds are very good, ask them and they will hopefully confirm that.

Thanks in advance for being patient as I try to learn more. Gotta start somewhere. even if ya sound stupid LOL.

I'm talking with an online sales manager out of state tomorrow and
not sure what's the best strategy to start to keep my advantage. I did a build at BMW online MSRP 72k - 75 if I go for Sport.

Do I start out telling him I did a build and I'm looking for 10% off MSRP before incentives?
What incentives are there? I've looked and can only find $500 lease credit. Do I tell him I want to lease upfront? I read about joining BCC and getting $1000 rebate after having car 6-12 mo dep on member level.
What else? I'm not military or student. I used to own a 4 series 6 years ago so I doubt that means anything.

This will be my first build and I am willing to do PCD pick up.
Looking for 3 yr lease 7.5 to 10k mi I'll prob buy in end.
Today Edmunds is saying the terms are pretty straight forward. .00086-.00094 MF 53-54% RV Sound right to you?

I would really appreciate your insight and suggestions to help such a newbie.

They will definitely want your build. You can certainly try for 10% but as I'm sure you have noticed the discounts have fallen the last few months. Since you are willing to do PCD then you can buy from any dealer so make sure you shop your build around to as many as you are comfortable with if the first person doesn't come in with a deal you are happy with.

I think the current MF is .00093.

Good luck and feel free to post any potential deal and I'm sure folks will be glad to chime in.

I have been following the posts here and thank you all the insights. I am doing a custom build and here is the best offer after contacting 8 dealers and 2 brokers in southern CA

2021 X5 45e (M Sport, BSM, Coffee Vernasca, Executive, Hitch, M Sports Brakes, Extended showdowline, HK sound, Multi-contour seats)

MSRP: $79,545
Dealer Discount: $6,364 (8% off)
Rebates: $4,000 (BMW FS and Loyalty=$3500, Penfed = $500)
$200 PARTS CREDIT for any accessories
Price before taxs/fees $69,181
BMW FS APR @ 0.9% for 60months (buy rate)

I should be eligible for CA's Clean Fuel incentive = $1500 at delivery and Fed Tax credit =$7500 and BMWCA =$1000 post delivery

One thing to note is that X5 45e's are in short supply especially one with a trailer hitch. I was going for 10% off MSRP and no one would do it. The discounts ranged from 5%-8% for the custom orders. I was told that 10% is doable for regular X5s. I started with Truecar quotes from 3 dealers and got a baseline of 4-6% discounts for in-stock X45e's and none met my needs color/options wise. The production will start on 5/21 and hopefully, I can take delivery early July.

I was thinking about waiting for the 2022 model, but my timing wouldn't have worked. Also, certain rebates/incentives may not be there.

All the historical trends have been thrown out the window due to chip shortages and pandemic in general. In addition, there's lot of variables that are into play when negotiating a deal - right day right time right trim and you might hit the jackpot even with a dealer that is infamous for their garbage quotes.

All that to say, no one has a crystal ball to predict what is going to happen in the next 5 months when your lease is due. There is however general acceptance of the fact that things will get worse before they get better due to global chip shortages.

My personal recommendation would be to buy the car when you need to. There's no official pull ahead program offered by BMWFS so even an aggressive pre incentive discount would be negated by your remaining payments.

Makes sense, chip shortage is indeed a problem this year. I actually got an offer of 9% off MSRP on new X5 from dealer where I lease my current car from, that's why I'm tempting to make the switch.

I also tried the selling route, got offered 28k while residual is 37k on 2018 530e
