Looking at a lease on a 22 X5M, dealer quoting $2193/mo (!) for 3yrs 7500 mi/yr (!), and that is with $7500 down, of which $5k covers the market adjustment. They are quoting 53% RV which sounds right but 0.00228 MF which is more than double where it’s supposed to be. Even using those numbers, it doesn’t add up. BMWFS estimate is $1790/mo for 3yr 36k miles, so that’s about $400/mo too much without even counting the mile discrepancy. Anything I’m missing here?

This is for a non-competition model with MSRP of $114,500, btw.

That's outrageous. I'm almost $1000 less with less down. Granted we ordered end of '21, but i feel like this is more dealer greed than anything else. $2000+/month is nearing low end exotic territory. Maybe if it was fully loaded, but a non-comp for those numbers…just wow. These dealers don't see the forest from the trees. Pretty soon when the cheap money dries up after 8 more fed rate hikes, this will become untenable. Then what? Back to begging people to buy cars under MSRP? Those sales goals will be a lot harder to hit in 2023.

I think that's only available in FL. I guess BMW figures the older folks don't drive as much there.

Residual is 52 percent In pretty sure. The money factor is .00158.

Yeah, leasing is definitely not a good option for this one. I decided to just buy it. I placed my order today, delivery is scheduled for May.

I think you need to have a conversation with Next Level Auto Brokers (https://forum.leasehackr.com/t/next-...3/3343?u=dg-x5), or at the very least, talk to more dealers

I pick up my X5MC in Spartanburg on Monday. Got it built for 3k under MSRP. Same dealer I've used for past builds. I do all my pickups in Spartanburg (PCD).

What are the price are you guys are paying for your fully loaded X5M Comp? Is it unrealistic to pay less than MSRP in this current market? I'm in no rush and can wait until things get better.

MSRP. They had an allocation available and I got my car 4-5 weeks after placing order. Another local dealership is asking 10k over MSRP for M cars.

I recently started looking and best I found so far is MSRP as well. Was hopeing to get better deal but none of the dealers would budge on the price.

2022 X5M Over $20K Over MSRP

I've reached out to dealers in TX (I'm in Dallas) as well as CA on stock 2022 M5M Comps and all told me they are selling for $20K over MSRP.

I picked up a 2022 X5MC with B&W audio on 6/30 at MSRP. It was month-end, and the dealership was motivated as they had 5 X5MC units on the lot. Out of the 5 units, only one of them came with the B&W option. I was dead set on buying the car that day.

My sales included the all-season floor and cargo mats for free. Overall, I'm extremely happy with my purchase and I considered myself very lucky for finding a 2022 X5MC with B&W option included.
