cleaning outside rubber door seals

Hey guys !!!! I noticed that the rubber seals outside doors on my M3 have some spots. What would you clean this with ? Thanks.

Does it make any stains on the paint or windows after you wash your car or after it rains ? Does it last after you wash your car ?
