So you've got a new e91 LCI?

Those are made for the M3, and will be too aggressive for an e91 LCI.

You'll need tire stretch and fender rolling at the least.

Those are going to rub like a mofo, front and back. I have 19x9 et30 fronts running 245 and it is about as close as I can go (with about -1.5 camber). For the rears, you would need to run a 255 series at the most and pull the fenders.

do you mean 255's at the min?

255 on a 10.5" is really stretching it. Even on a 10" that's stretched... I'd go 265 (independent of fender considerations - if the proper tire is going to make it rub, then you should be looking at diff width/offsets but finding the tire to make to fit isn't optimal).

I highly doubt those can fit. You'll need major tire stretch, negative camber, fender roll, maybe fender flare. Fronts might rub when turning too.

Is 255 on a 10.5 X 20 even possible? That'd be crazy stretch if possible.

I know with 19x10.5 you can put a 245 on it, so for 20s... maybe it can be done!!

Diameter has nothing to do with tire stretch. It's only dependent on section width and sidewall ratio.

10.5" et24 is easily doable. 255 will clear, or 265 will work with mild camber.
9" et24 will easily work up front with 225-235

This fitment is quite aggressive. What tire sizes do you plan on using? You'll definitely need to run a stretched tire to clear the outside fender. Rear fender rolling with some camber adjustments will be required.

What size tires do you plan to use?

I think ET35 will still rub on a LCI, at least with 285/25/20.

Not many choice in that size, I only know about Dunlop in that size here in Europe.

Have you seen this thread of mine? I tried spacers with my 20x10.
